Think You're Ready to Sell? Not Without Checking Off These To-Do Items

Putting your home in the Berkshires up for sale is no easy task. If you think it is as simple as setting a "for sale" sign in your front yard, think again. There are many things to consider before you announce your sale. Follow these simple to-dos and take the stress out of selling your home.

Get a Home Inspection

We recommend that you get a thorough inspection by a certified professional before putting your home up for sale. While many people think of inspections as something to do when buying, sellers can benefit from the expert advice of an inspector as well. Inspectors can look at your whole home, including spaces that may not be visible with the naked eye, and identify issues that you may have never thought of before. By having them check out your home, you can fix any issues before listing your property and avoid any problems that may arise during the sale process.

Beautify the Exterior

They say you shouldn't judge a book by its cover, but that is exactly what potential buyers will do when they approach your house that first time. If your driveway is filthy, your shrubbery is overgrown, and your sidewalk is a mess, take a weekend to fix those issues before putting your home on the market. Just like staging is an important part of making the interior of a home look appealing and inviting, a welcoming exterior will make the buyer even more excited about your property.

Hide the Pets

Either you're a pet lover or you aren't. If you are someone who loves their dog and cat, don't take it out on your prospective buyers. Some people are allergic to pets, and others don't like to see furniture covered in hair and paw marks. Take some time before your open house to remove hair from furniture, hide any cat boxes or doggy beds, and keep your pet out of sight until you're done showing the house.

Clean from Top to Bottom

A good rule of thumb when preparing for your open house is to clean from head to foot - literally. Make sure you give your home a thorough cleaning from the floors all the way up to the roof. As far as the floors go, make sure to clean all carpets and remove scuff marks from hardwood or tiled floors. The roof can be a trickier chore. You may forget about how your roof looks, but the new buyers won't. Make sure to clean the shingles, remove leaves or twigs and replace any discolored or loose roofing sections.

Keep it Light

A well-lit home can make or break the selling of your dwelling. It's true what you've heard, and good lighting is the best way to give your home its most appealing look. When showing your house, make sure to remove all of your heavy draperies and keep the curtains wide open. The more natural light you have in your home, the more welcoming and open the space will appear. As an extra tip, remember to keep all of your interior lights on during the showing.
